  1. How are home sales in Johns Creek? Is it a good time to sell a home?

    Johns Creek homes sales are doing really well right now, despite the disruption that everyone is experiencing with Covid-19. In fact, for the month of May we saw a total of 144 properties sold in Johns Creek with sellers able to get, on average, 97% of their list price and spending about 45 days total on market. Now that it has been a few weeks since the stay-at-home order has lifted, we are seeing a steady increase imortgage applications and showings in the area. So it is still a good time to sell now and through the late summer months as buyers look to make that transition before the new school year starts.

  2. What home updates are buyers looking for?

    Kitchen and bathroom updates are top of the list for most buyers with outdoor spaces following right behind. Bringing your kitchen and bathroom up to a modern style with newer, energy efficient appliances and fixtures will bring in more buyers to view your home and increase your chances of getting a good offer quickly. Having good curb appeal or an inviting outdoor space is also high on the list as buyers look for a fun area they can either entertain family and friends with, or just kick back and enjoy on their own.

  3. What are the top simple upgrades you recommend to clients before listing their home for sale?

    If you don’t have the budget or time for large upgrades, don’t worry. There are definitely smaller updates you can do to increase your home’s appeal. The best things you can do on a budget are painting, yard maintenance, and new fixtures. Neutral, light wall colors appeal to more buyers, with gray being the most popular colo the last couple of years. If you already have neutral walls, then likely just touch up painting will do to get rid of any marks or dings. For the lawn, some simple maintenance can go a long way as well as some inexpensive flowers to plant or put in pots near the entrance. Finally, instead of major renovations, look to replacing older style light fixtures, faucets, and hardware with more modern fixtures that give the home a more updated feel.

  4. What home project would you say has the biggest return on investment?

    If you were to invest in one home project, that isn’t a major maintenance issue like a roof or hvac, your best is to focus on the kitchen. They are really seen as the center of the house and an area where family and friends will spend time in as well, so buyers tend to pay more attention to updated kitchens. As far as how much to invest on a remodel, it’s best to keep it in line with the value of your home and neighborhood. Unless you live in a high-end neighborhood, a high-end kitchen renovation will not give you as much return on investment as a minor or mid-range renovation. But if it’s going to be a few more years until you decide to sell and you’ve always dreamed of a high-end kitchen, then certainly go with what you like and worry less about the ROI.
